Purchase of Additional FAR
In view to resolve the issue of shortage of Industrial Land upto great extent, the Corporation w.e.f. 29th September 2014, has decided to allow purchase of FAR by the allottees / transferees. Following charges for allowing additional FAR to allottees / transferees operating units from the ELTOP Complex ( Phase VIII, VIII-A and IX ) and IT Park ( sector 67 ) in Mohali will be applicable :-
- Maximum FAR of 1:3 to all IT Units including IT manufacturing units in all the Estates/ IT Parks established by the Corporation subject to the Zoning plans approved by the CTP, Punjab and also subject to the conditions mentioned (2) and (3) below.
- FAR beyond already permitted prevailing norms of PICTC (i.e, 1:1 in case of phase VIII, VIII-A and IX and 1:2 for IT Park, Sector 67) will be purchasable up to limits specified at No.(1) above, on payment of fees per square yard of additional FAR calculated at Flat Rate of 1% of the current reserve price, for increase from 1:1 to 1:2. Additional FAR over and above 1:2 upto maximum of 1:3 to be permitted on payment of 10% of the current reserve price fixed by the Corporation at the time of purchase of additional FAR plus applicable GST.
- The above shall also apply in case of sheds converted into plots as per the decision taken by the Board of Directors (BoD) in its 179th meeting held on 27-12-2013.
